Absolutely, without a doubt, Yes. Over the past 5 years that we have been advertising farms, ranches and waterfront properties for sale online, we have seen a huge difference in responses from buyers to properties that have great photos versus properties with lousy photos or no photos at all. For this to make sense go back to the one main reason why the internet really took off in the first place – it’s visual aspect. You can share photos with family, upload videos of a trip, see a used Christmas tree on eBay, live webcams of local traffic, and see hundreds of homes for sale before you even leave your office to visit them.
Here are a few reasons why you should always post photos with your real estate for sale online:
1.) When that guy said “A picture is worth a thousand words” he wasn’t kidding. If he was in Real Estate he probably would have said it’s worth a thousand dollars or more too.
2.) Text Does Not Sell - You can put all the text in the world describing a piece of real estate and prospects still will not have any idea of what the property really looks like. You can put one photo that appeals to a buyer and have a showing setup because of it.
3.) Photos save you time – Think through this with me. You list a property. You advertise it online to the masses – without photos. You get 20 showings. They all say “wow if I’d known it looks like this I would not have come to see it.” Note to self: If you had advertised with photos it would have saved you time and money showing the house to a lot of people not even interested in the way it looks? I think so.
4.) Photos make you money – Think through this with me. You list a property. You advertise it online to the masses – WITH photos. You get 40 showings. The first one says “this is exactly like the beautiful photos online. Let’s write up a contract.” Note to self: the photos brought the buyer to you because that property appealed to that Buyer.
5.) Sellers like Photos – If you’re a broker or agent selling the place, the owner will be much happier that you’ve gone to the trouble to take photos and advertise those photos to the masses. Not just list the real estate described as “nice place.” If it was your place for sale, wouldn’t you want photos of it advertised for the best possible effect on Buyers?

True, but it’s difficult when your property is out of state and a thousand miles away. It’s not like I just drive out there and snap some more photos! Wish I knew someone nearby.

I agree 100% Landman. One thing Buyers hate and that is blurry or dark photos. Seller’s should buy a good digital camera and a tripod if they’re having trouble with blurry pictures. Ross, you might contact some camera stores in the area where your land is and see if they have someone who can go out and photograph your land for you. It might costs you a couple of hundred bucks, but it would be worth it to get your land sold.

It’s a no-brainer. I won’t take the time to check out a property if it doesn’t have photos! There are so many realtor websites out there that I don’t have the time to read every description. All I do is skim pages and look for the pretty pictures. If something catches my eye, I’ll read the description.
