    I’m a regular visitor to your web site. Eventually my wife and I want to retire in New Mexico, where we already own some land, but what we own isn’t big enough to s-t-r-e-t-c-h out, if you know what I mean. I like the fact that I can go county to county and look up acreage w/houses, or not, and take a gander at the pics to see if what is advertised is appealing. I’ve read a few of the blogs, and they are OK. What surprises me is the naivete of some prospective buyers in that they expect the realtor to know and do everything for them. Haven’t they heard of caveat emptor (let the buyer beware)? Now, I’ve never met a realtor I couldn’t trust, but in all honesty a realtor works for the seller, not the buyer in most instances. So, as a buyer you have to be on your toes and know about mineral/water rights, fencing, rights-of-way, access, financing, etc., etc. Keep up the great site - it is a real treasure.

    I’ve known far too many agents who are clueless. Twice I’ve been stung, and believe me, once was more than enough! Once was after a fire and we were told we had to rebuild, since the mortgage was ‘in place’ then found later that we didn’t have to, all we had to do was get rid of the attractive nuisance of rubble, and we could have parked our Airstream and lived in it while we rebuilt as we wanted. We could have paid off the entire mortgage with the insurance settlement. Eventually we decided to sell the unfinished but liveable replacement, and the mortgage holder told the agent who was supposed to represent it for us that it wasn’t worth the balance owing, so she declined. Two months later it was sold by the mortgage holder for 30K more than we owed, and two months after that it was finished and sold again for double what we’d owed. While it’s true that wasn’t due entirely to the agent, the one we bought it through didn’t know where the property lines were and the ‘wonderful building site’ she pointed out turned out to be on the neighboring lot. If I’d known that, I wouldn’t have bought it in the first place.

    I’m planning to move from the west coast to the midwest in the next year or so, and I’ve been looking at properties on the internet for months now. Frequently I call with questions, fairly simple ones, like are there building codes, what are the taxes, and so on. I used to email, but when I mention my time frame and what I’m looking for, I generally get ignored. Last Friday, in fact, I called one agency to ask about a specific place they had listed, and they couldn’t find it! I explained what I was looking for and the person I spoke with said she’d email me some information on other similar places they had - but I still haven’t received anything. Only one company has actually responded to my queries, and I expect if they don’t have what I want when I want it, I’ll use them as buyer’s agent. I like what I’ve seen of what they are selling so far, and I hope that I’ll be able to work with them. At the least, they agreed that it was my money, my schedule, and my life.
